There are some accounting measures that generally are not that useful and distorts a person prospecting the business from getting a good sense of a company.
So companies communicate with their shareholders, educating them how their performance should be measured. The worry here is that some of them are rather correct. However, some are used to mislead, or to show superior performance, when normal accounting does not, so that they can reward themselves, or hid poor capital allocation.
